Vertex Apartments Tempe: A Student's Honest Review

Vertex sits on Apache Boulevard a short walk from the eastern edge of ASU's Tempe campus. It's one of the newer purpose-built student apartment complexes in the area, and it markets itself hard — rooftop pool, co-working spaces, modern finishes, the whole package. But is it actually worth it?

Short answer: it depends entirely on your budget and what you value.

Location

The location is genuinely good. You can walk or bike to campus without dealing with parking. The Light Rail stop on Apache is nearby, which means getting to Tempe Marketplace, Mill Avenue, or downtown Tempe is easy. There are food options within walking distance, though the immediate area isn't as walkable as Mill Ave itself.

Apache Blvd can be noisy — it's a major corridor — so units facing the street pick up traffic and light rail noise. Ask for a unit facing inward if quiet matters to you.

The Amenities

This is what people pay for at Vertex:

  • Rooftop pool and lounge: Genuinely nice, especially fall and spring. Summer is brutal and the pool gets crowded.
  • Co-working/study spaces: Students use these a lot, especially during finals. They're a real perk if you can't focus in your unit.
  • Fitness center: Decent equipment. Gets busy but rarely has long waits.
  • Package lockers: A small thing that matters a lot.
  • High-speed internet: Usually included. Some residents have reported inconsistency during high-traffic periods.

The Units

Unit quality is above average for student housing in Tempe. Kitchens are modern, bathrooms are clean, beds and desks are typically included. Layouts vary — 1BR/1BA private studios, 2BR/2BA shared units, and 4BR/4BA configurations are common.

Noise between units is the most common complaint. Walls are thinner than you'd expect at this price point, and if you have neighbors who party, you'll know about it.

The Price

This is where it gets real. Prices in 2026 roughly run:

  • Shared bedroom in a 4BR/4BA: ~$900–$1,050/month
  • Private bedroom in a 2BR/2BA: ~$1,100–$1,300/month
  • Studio: ~$1,500–$1,900/month

Parking is an extra $100–$150/month. Utilities may or may not be bundled — read the fine print. Renewal increases have been reported at 5–10% annually.

If you're stretching to afford it, the stress of the rent isn't worth the rooftop pool. There are cheaper options nearby — The Local, 922 Place, older complexes on Apache — that get you close to campus without the premium price tag.

The honest advice: tour it, talk to current residents (not just the leasing office), and add up the true monthly cost including parking and utilities before comparing it to alternatives.
